- Definition: the National Home Watch Association defines home watch as “Home Watch is a visual inspection of a home or property, looking for obvious issues.” Haven Free’s visits are observations, not home inspections under Florida law, and its reports are not an opinion of the home’s condition; when something needs a professional view it brings in a licensed inspector or trade
- Service: home watch and home care by membership; personal services; coordination of repairs and
  improvements performed by licensed Florida contractors under their own agreements with the owner
- Memberships: AWAY (for the months the owner is gone — Essential Watch), HOME (for the months they are here — Premier Stewardship), ALWAYS
  (both, year-round — Estate Concierge, with priority scheduling, seasonal close-up, arrival readiness and an annual home
  record review), plus configurable Custom Stewardship Plans managed directly in Step 1 of the Haven Free Property Workflow (Add, Edit, Delete Membership Types). Tier names carry no service-mark symbol.
- Workspace & Navigation Architecture: Unified Google-Workspace-style collapsible Left Navigation Panel organizing 5 primary sections and 14 sub-steps (6-Step Property Workflow, 7-Step Renovation Projects, 7-Step Home Record, AI & Architecture, and People & Governance) with a canonical site footer shared across all public pages and authenticated workspaces.
- Authorized System User Tiers & Account Visibility: Haven Free System Users operate across four tiers — Owner (`owner`), Administrator (`administrator`), Standard (`standard`), and Read-Only (`read_only`) — with configurable visibility to All Client Accounts or Select Client Accounts, complex password generation, and Welcome Credentials email delivery.
- Client Member Portal & QuickBooks Plus Billing: Homeowners access a dedicated Client Portal for property and service delivery settings, inspection schedules, visual reports, 7-step renovation projects, a searchable Home Records Library, 1-click QuickBooks Plus invoice payment checkout, and self-service profile management (profile photo, password/passkey reset on login, and secondary recovery email).
- Unified Partner Portal (Referral & Renovation Scope Views): Qualified Partners access a Referral Partner view to add, edit, and delete client referrals and track Haven Free incentive payments, plus a Renovation Trade Partner view to add, edit, and delete contracts, statements of work (SOW), status reports, pictures, quotes, lien releases, and invoices for active client property renovation projects.
- Visit rhythm while away: weekly, every other week, or monthly alongside owner-owned remote sensors
- Every visit: written checklist, report with timestamped photographs the same day, a call right away
  if something needs attention
- Storms: hurricane preparation to an agreed plan; a visit after the weather clears, as soon as it is
  safe, with photographs
- Mail and packages: part of AWAY and ALWAYS. Haven Free helps set up USPS forwarding, takes in what still arrives
  (including packages), and forwards it sealed and logged through USPS or a carrier, postage at cost. It never opens
  mail, and does not forward medications, firearms or ammunition, alcohol, hazardous items, valuables, perishables
  or election ballots
- Keys: logged in a written access register, signed for, and returned with a signed receipt
- Credentials: general liability insurance (certificate available before signing); criminal background checks on
  everyone who enters a member's home
- Trades: Haven Free accepts no referral fees or commissions from the contractors it coordinates
- Free resources: checklists for closing a Florida home for summer, arriving home, and hurricane season (PDF), plus
  guides on insurance for empty homes and on humidity and mold
- Area: Sarasota and Manatee Counties, Florida, including gated and private communities: Osprey, Sarasota,

- Not offered: home inspections (visit reports are observations, not opinions of condition), licensed
