About Haven Free
What is Haven Free?
Haven Free is a home watch and home care membership for homeowners in Sarasota and Manatee Counties, Florida. We watch your home while you are away, care for it while you are here, offer a short list of personal services, and coordinate licensed trades for repairs and improvements — with one named Home Manager, a report after every visit, and one monthly statement.
Who is Haven Free for?
Seasonal owners who are here for part of the year; Florida residents who live here and travel; and year-round owners who would simply rather not manage the house and a list of vendors themselves.
Which areas do you serve?
Sarasota and Manatee Counties, including gated and private communities: Osprey, Sarasota, Siesta Key, Casey Key, Nokomis, Venice, Longboat Key, Lakewood Ranch and Bradenton. We will confirm in our first conversation that your home is within our current service area. Areas we serve.
Do I need to own an OCG residence to become a member?
No. Haven Free keeps homes of every age and style across Sarasota and Manatee Counties. Oaks Capital Group, which designs the OCG Residences, includes a first year of Haven Free ALWAYS with every Celebrate commission.
Trust and credentials
Are you insured?
Yes. Haven Free carries general liability insurance. Ask, and we will send a certificate of insurance before you sign — naming you as certificate holder if you would like.
Are the people who come into my home background-checked?
Yes. Everyone who enters a member’s home has passed a criminal background check.
Do you belong to a home watch association?
Yes. Haven Free is a member of a professional home watch association.
Do you take fees or commissions from the contractors you recommend?
No. Haven Free accepts no referral fees, commissions or kickbacks from the trades we coordinate. You engage and pay the trade directly, and our only pay comes from our members. How we choose our partners.
Will the same person look after my home?
Your Home Manager is one named person who has walked your home with you and knows it. Field staff support the scheduled visits, and the relationship stays with the person you know by name.
Home watch and visits
What is home watch?
Home watch is a scheduled visit to your home while you are away. On each visit we walk the inside and outside against a written checklist — doors, windows and locks; any sign of water, leaks, mold or pests; the air conditioning holding its temperature and humidity; water run at fixtures; the electrical panel; the pool equipment, screen enclosure, irrigation and grounds — and send you a report with timestamped photographs the same day.
Our visit reports record what we observed and photographed. They are not home inspections and not an opinion of the home’s condition; when something needs a professional view, we bring in a licensed inspector or trade.
How often will you visit while I am away?
You choose: weekly, every other week, or monthly. Weekly suits summer absences, estate homes and homes with pools; every other week is the usual rhythm for seasonal homes; monthly suits shorter or winter absences and is offered alongside remote sensors you own for water, temperature, humidity and power. How is home watch different from property management or house-sitting?
Property management usually means managing a rental: finding tenants, collecting rent and handling repairs for them. House-sitting means someone living in the home. Home watch is scheduled visits to a home its owner lives in and comes back to, with a written report each time. Haven Free adds care while you are in residence, personal services and coordination of licensed trades. We do not manage rentals.
Do I need home watch if I already have smart sensors and cameras?
Sensors are a good addition, and we work alongside the ones you own. But a sensor cannot open the door, find the source of a leak, notice a musty smell, take in a delivery, or let the plumber in. Many owners pair monthly visits with their own remote sensors; owners away for longer, or through the summer, usually choose weekly or every other week.
What can I see after each visit?
A report in your member portal the same day: arrival and departure times, a humidity reading, photographs and a plain summary, with a recommended next step for anything that needs it. See the full checklist and a sample report.
Will your visits satisfy my insurance policy?
Your insurance policy sets its own conditions for a home left unoccupied, and only your insurer can tell you what they are. We document every visit, and we will help you ask your agent which visit rhythm fits your policy.
What happens if you find a problem?
You hear from us right away, with photographs and a recommended next step. With your agreement we bring in the right licensed trade, arrange access, confirm the work is finished and report back. Small things are noted in your visit report and handled the way you have asked.
Storms and the seasons
What do you do when a hurricane or named storm is coming?
We prepare the house to the hurricane plan we agree with you in advance — outdoor furniture, shutters and the settings that make a house ready to sit out the weather. Shutter installation and any repair work is done by licensed firms under their own agreements with you.
What happens if something goes wrong outside normal hours?
Your Home Manager’s number is the one to call, and we agree how to reach us out of hours when your plan is set. For anything that threatens the house — water, a storm, an alert from your own sensors — we act as soon as we are reached, and any repair is carried out by a licensed firm.
And after the storm?
When the weather clears, we visit as soon as it is safe to do so and send you photographs, so you learn how your home is from us rather than from the news. If anything needs attention, we coordinate the right licensed trade. How we handle hurricane season.
Can you open and close the house for the season?
Yes. The seasonal close-up readies the house for your absence, and arrival readiness has it cool, fresh and ready for you — water run, lights on, and a few groceries in, if you would like.
Keys, trust and privacy
Who holds my keys, and how?
Every key, code and access device we hold is logged in a written access register and signed for. Alarm, gate and lockbox codes are never stored outside that register, and everything comes back to you with a signed receipt when the membership ends.
Who will I deal with?
One named Home Manager who has walked your home with you and knows it — not a dispatcher and not a rota. Field staff support the scheduled visits; the relationship is with a person you know by name.
How is my information kept private?
Member information — travel dates, access arrangements, key records and photographs of your home — is governed by the Haven Free Member Service Agreement, which you receive before you sign. This website collects only what you type into the contact form. See the Privacy Notice.
Repairs and improvements
Do you manage vacation or long-term rentals?
No. We care for homes their owners live in and come back to. We do not market, let or manage rentals.
Do you do repairs or renovations yourselves?
No. Haven Free LLC is not a contractor and does not perform repairs, construction or licensed trade work. We find the right licensed firm from our Preferred Partners panel, arrange the work and keep you informed. You engage and pay the trade directly under its own agreement with you, and our coordination is disclosed in advance and shown on your statement.
Can you help with a larger improvement or renovation?
Yes, under two agreements: a construction contract between you and a licensed Florida contractor, and a Haven Free coordination agreement for our role on your behalf. Design is available with Oaks Capital Group where you want it. ALWAYS members receive priority scheduling.
Memberships
What is the difference between AWAY, HOME and ALWAYS?
AWAY is for the months you are gone: scheduled visits at the rhythm you choose, storm preparation and post-storm checks, and personal services. HOME is for the months you are here: a monthly home-care visit and coordination of your vendors and appointments. ALWAYS is both, year-round, with priority scheduling, the seasonal close-up and arrival readiness, and an annual home record review. Compare the memberships.
How much does a membership cost?
We do not publish a price list, because a new coastal build and a twenty-year-old estate under mature oaks do not need the same care. Every plan is drawn from an assessment of your own home, and we will talk it through with you after we have walked the house together. Start a conversation.
So what will I do with all that time?
That part is entirely yours. Morning walks on the beach. A few more rounds. The long lunch that turns into dinner. A week with the grandchildren that is not interrupted by a single call about the house. We will look after the rest.
How do I get started?
Start a conversation. We listen first, then walk the house with you and agree three things: how often we visit while you are away, whether we care for the house while you are here, and which personal services you would like. See how it works.
Can I end my membership?
Yes. Memberships run for twelve months and renew automatically, with a written reminder before your cancellation deadline. Either of us may end the agreement with 90 days’ written notice. At close-out you receive a final visit and report, every key and code back with a signed receipt, and your full home record. The Member Service Agreement governs.
